Buildings are responsible for about 40% of GHG emissions in North America.  This presents a massive opportunity to reduce our emissions – in our experience the range of energy performance for similarly-sized buildings, in a given asset class, in a given region, varies by a factor of two to three times.

There are many reasons for this range. Building age, HVAC systems, tenant occupant density/type, tenant load density (e.g. data centres), retail, etc. All of these are potentially valid reasons, but they also overlook how a building is operated.  The reality is that it can be a challenge to stay on top of optimized operation: equipment stops working as designed/intended, schedules are changed following miscellaneous requests, building operations staff changes over time, and other changes lead to a gradual upward creep in energy consumption.

When the users of a building are motivated and equipped with tools to assist in quantifying and reducing energy consumption, dramatic results can be achieved.  The first step in achieving optimal building operation is in understanding where and how energy is used in the building. While regulatory requirements and voluntary 3rd party sustainability benchmarks such as GRESB will continue to evolve, the larger issue is how the world now judges and values a company. Sustainability is integral to corporate identity, whether or not a conscious decision is made in that regard, and it is linked closely with trust.

Corporate Responsibility and Sustainability Reporting is one vehicle for building this trust. Utility cost allocation, between tenants or within facilities, can be a complex and sensitive issue. Whether a simple square-footage allocation, or detailed submetering of end uses, the Property Manager must ensure the cost allocation is reasonable, technically valid, and defensible.

We are not aligned with metering system vendors. Instead we help Property Managers select and implement equipment suitable for their individual sites and work to establish practical  procedures to meet specific requirements for cost allocation.

EPL has advised clients on energy contracts representing more than $200M.  However, we do not simply help you ‘get into a power contract’ – during the same period, EPL has also counselled clients not to enter into power contracts for portfolios representing more than $250M in annual costs.  We are not affiliated with any energy suppliers; we operate independently to assist our clients in making prudent hedging decisions.

The decision to hedge is an important one, requiring rational and objective analysis in addition to a detailed understanding of the energy markets that impact your portfolio. The first step is to confirm the purchasing strategy. We assist in the decision-making process by preparing detailed projections of net costs using hourly data for different market price scenarios.

A variety of hedging strategies are possible, from fully locked, to purchasing on index prices, and combinations in between.  Following your selection of a supplier, we oversee contract execution and provide ‘down to the penny’ bill verification and allocation services as part of ongoing energy accounting services.
